You can read every page and every figure on this site without telling us anything. The only time we collect anything at all is if you fill in the call-back form, and then it is four things, one of which is your name.
This notice is written to be read rather than to protect us. If any of it is unclear, that is a fault worth telling us about.
Last updated 5 September 2026.
Only what you type into the call-back form, and only if you submit it. Two of the four are optional and the form works without them.
The adviser may need some of these to give you advice. They can ask you on the call, once you have decided you want one. We have no reason to hold them and so we do not.
Your details become one email, and that is the whole of it. There is no database behind this site, no spreadsheet and no mailing list. The email sits in our mailbox, we act on it, and we delete it after 12 months or sooner if you ask.
Attached to that email is a record of what you agreed to: the date and time, your IP address, and the exact sentence that was on your screen when you ticked the box. If the wording changes later we can still show what you actually agreed to, rather than what the form happens to say today.
The calculator records nothing at all. Nothing you type into it is sent anywhere, and moving the slider does not tell us you were here.
Your details go to an equity release adviser, and to nobody else. We work with more than one, so a single name on this page would not be true for every enquiry. Ask whoever rings you who they are and which firm they work for.
Once they have your details they are responsible for them as well as us, and they have their own obligations to you as a regulated firm.
How we are paid for thisWe set two cookies to make the enquiry form work safely, and the law does not require consent for those. Three things do need your consent, and all three wait for it: Google Analytics, which counts which pages get read; Microsoft Clarity, which records how people move through a page; the short film on the home page, which Vimeo hosts. There is no advertising pixel on this site and nothing here is used to build a profile of you or to follow you anywhere else.
| Cookie | What it is for | Expires |
|---|---|---|
| equity_release_facts_session | Keeps the enquiry form working across a page load, and remembers a validation message long enough to show it to you. | When you close the browser |
| XSRF-TOKEN | Stops another website submitting the enquiry form on your behalf without your knowledge. | When you close the browser |
We added Google Analytics and Microsoft Clarity on 7 September 2026, and until you say yes they do nothing at all. On a first visit no request is made to either of them, no script from them runs, and none of the cookies below exist. If you say no they never will, and the site behaves identically.
The two are not the same kind of thing, so it is worth separating them. Google Analytics counts pages and visits. Microsoft Clarity records the session: where a pointer moved, what was clicked, how far a page was scrolled and where somebody stopped. We use it to find the parts of a page that are not working. It is still measurement, and it is still never advertising, but it watches more closely than a counter does and you are entitled to know that before you agree to it.
One thing about Clarity is worth stating plainly, because you would not guess it and you might mind. Two of its cookies are ours in the sense that they only work on this site. The other five are Microsoft’s, they work across Microsoft sites, and Microsoft’s own documentation says one of them is used for advertising as well as analytics. We do not advertise, we sell nothing and we target nobody. We cannot make the same promise about a cookie that is not ours, so we are telling you it is there instead.
If you fill in the enquiry form, what you type there goes to the adviser and to nobody else. What Microsoft does with what Clarity collects is set out in Microsoft’s privacy statement, and the cookies below are from their own published list, opened 7 September 2026.
Your answer is kept in your own browser’s local storage rather than in a cookie, so refusing does not itself store anything that needed asking about. It stays on the device you answered on, which is why you may be asked again on your phone. What Google does with what it collects is set out in Google’s privacy policy.
| Cookie | What it is for | Expires |
|---|---|---|
| _ga | Tells Google Analytics whether this browser has been here before, so two visits from you are not counted as two people. It does not carry your name, your address or anything you typed. | Two years |
| _ga_J9DV43DHRB | Holds the state of the current visit for this site specifically: when it started, and which page you are on. | Two years |
| _clck | First-party, set by Microsoft Clarity. Holds the Clarity user identifier for this site, so several visits are recognised as the same browser returning rather than as new people. | One year |
| _clsk | First-party, set by Microsoft Clarity. Connects the pages of one visit into a single session recording. | One day |
| CLID | Third-party, set by Microsoft. Identifies the first time Clarity saw this browser on any site using Clarity, not just this one. | Set by Microsoft |
| MUID | Third-party, set by Microsoft. Identifies a browser across Microsoft sites. Microsoft state it is used for advertising, site analytics and other operational purposes. | Set by Microsoft |
| ANONCHK | Third-party, set by Microsoft. Records whether MUID is passed to an advertising cookie. Microsoft state Clarity does not use that cookie, so it is always set to zero. | Set by Microsoft |
| MR | Third-party, set by Microsoft. Records whether MUID should be refreshed. | Set by Microsoft |
| SM | Third-party, set by Microsoft. Used to synchronise MUID across Microsoft domains. | Set by Microsoft |
This is set in your browser, so you need JavaScript switched on to see or change it. With it switched off, no analytics runs at all.
Turning it off stops anything further being sent and reloads the page so nothing of Google’s is left running. Cookies already set are Google’s to hold; you can clear them for this site in your browser at any time.
The band part-way down the home page can play a short film, which Vimeo hosts. Vimeo sets its own cookies when it loads, so it waits for the same yes as the analytics above. Say no, or say nothing, and no request reaches them at all.
What Vimeo does with what it collects is set out in Vimeo’s own privacy policy (player.vimeo.com). Nothing is lost by refusing: a photograph is painted underneath the film and the band is designed around it. Apart from these two, the typeface, the photographs and the page itself are all served from here.
All of these are free, and none of them needs a reason. Ask through the form at the bottom of this page and say what you want; we will answer within a month and usually the same week.
You can complain to the Information Commissioner's Office about how we have handled your details. You do not need our permission, you do not have to raise it with us first, and it costs nothing.
Make a complaint to the ICO. We would rather you told us as well, so that we can fix whatever went wrong, but that is our preference and not a condition.
This notice was last updated on 5 September 2026. If we change it in a way that affects what happens to details we already hold, we will not apply the change to those details without asking you first.
Short answers to the things that come up most. None of it is advice, and every figure on this page carries its source.
They go to an equity release adviser so they can ring you back. That is the whole purpose and it is the only thing we do with them.
An enquiry is emailed straight to the recipient and is never written to a database, a spreadsheet or a log. Delivery is the only copy, which is why the form tells you plainly if it failed rather than pretending it worked.
There is no marketing list. We do not email you, we do not build a profile of you, and there is nothing to unsubscribe from. We do not sell, rent, share or trade enquiry details.
Yes, at any time, and we will. Consent is also the lawful basis for passing them on in the first place: without the tick box nothing is sent to anybody and the form will not submit.
Equity release may involve a lifetime mortgage, secured against your property, or a home reversion plan. It will reduce the value of your estate and impact funding long-term care.
One qualified equity release adviser. They will go through your figures and tell you if there is a better answer. It costs nothing and commits you to nothing.
Google Analytics, Microsoft Clarity and Vimeo. Say no and none of them loads. What each one stores, and what Microsoft use theirs for.
